The Parcels Building has been part of the Selfridges neighbourhood since 2011, and the completed building is set to rate Excellent in line with BREEAM standards. With a combination of offices and high-profile retail spaces overlooking Duke Street and Oxford Street, The Parcels Building has been designed by Grafton Associates and will become a landmark in the reinvigorated Oxford Street district. The 45,000ft² (4.180m²) building has capacity to house 20,000ft² (1.860m²) of retail space in total, with Hugo Boss set to become the lead retail occupier after signing for a new 8,000ft² (740m²) space, set to open its doors in Spring 2022. In addition, 25,000ft² (2,320m²) across six stories of the upper floors of the building will be transformed into premium flexible workspace operated by Fora, the leader in cultural co-working spaces. The Fora space will host both shared and private workspace, as well as including culturally curated lounges and a barista bar to cater to discerning individuals and ambitious businesses, designed to infuse calm while encouraging productivity. The occupancy will also include a two-floor event space that will showcase an expansive terrace with views across the region.
